Just 17 km from the MKAD, in New Moscow, near Podolsk, in August, the first guests were received by the completely reconstructed and updated to the level of 4* sanatorium “Yerino”. For the reconstruction of three buildings of the sanatorium and the construction of the fourth, the owner received a state-subsidized loan from DOM Bank.The Russian Federation” in the amount of 3.5 billion rubles. Our correspondent personally got acquainted with the novelty created thanks to preferential loans for tourism.
“Cheap money” from banks, which went into tourism under the program of granting preferential loans for the construction and reconstruction of hotels, began to give visible results.
The Osnova Group of companies presented to the press this week the results of the reconstruction of the Yerino sanatorium in the territory of New Moscow, for which the developer received from DOM bank.RF” preferential loan for 3.5 billion rubles at 4% per annum.
Recall that the program itself was launched in 2021. It allows investors to get a preferential loan for the construction and reconstruction of hotels, multifunctional complexes, amusement parks, water parks and infrastructure of ski resorts. In fact, the program was fully operational later. Now, according to the government, more than 200 projects with a subsidized loan portfolio of about 870 billion rubles are involved in it.
As explained to Vestnik ATOR in DOM.RF Bank, the organization has now concluded concessional lending agreements with 39 investors, and the Yerino sanatorium became the first commissioned facility financed by the bank under the program of concessional loans for tourism development. In August 2024, its reconstructed buildings and infrastructure welcomed the first guests.

According to Anton Nikitin, Senior Vice President of DOM.RF Bank , at the moment the bank has financed 39 projects with a total credit limit of 164.6 billion rubles in 23 regions of the Russian Federation.
“The commissioning dates for the remaining projects are mainly 2025-2026. But perhaps several projects in Moscow will have time to finish at the end of 2024. In terms of the number of projects with preferential loans, we have the Moscow region, Moscow, St. Petersburg, the Black Sea, and the Caucasus.”
Currently, the bank is considering 80 more projects for the construction of tourist infrastructure with a total limit of about 200 billion rubles, Mr. Nikitin added
“Concessional loans are an exit for the tourism industry. We know that hotels have a long payback period at market rates and they don’t feel very well. Of course, as a bank, it is beneficial for us to look at large projects – at least 100-120 rooms,” Mr. Nikitin stressed.
As the shareholder, the managing partner of the Osnova development company (the company acquired the sanatorium in 2021) told reporters Oleg Kolchenko, thanks to the government-subsidized interest rate on the loan, the company expects to reach full payback for Erino in just 7 years.

SANATORIUM WITH A HISTORY AND ITS OWN THERMAL WATER WELLS
The sanatorium “Yerino” is an object with an interesting history. It was originally created in the 60s on the initiative of Academician Kurchatov as a closed sanatorium for workers of the nuclear industry, a deeply secret industry in the USSR.
And the place was chosen carefully and wisely: not far from Moscow (then this territory was the Moscow region.), at the confluence of the Desna and Pakhra rivers, on a large – 220 thousand square meters. m – forested area. And most importantly, with its own thermal water from wells (which is very rare for both New Moscow and the Moscow region).

In Soviet times, the sanatorium was departmental: in addition to the “classic” first building built in the 60s, two more buildings were built here in the 1970s and 1980s of the last century. In the 90s, they began to build the largest, the fourth, but they did not finish the construction.
After the collapse of the USSR, Erino was uncontrollably dilapidated, accumulated debts, supporting the load mainly at the expense of the Moscow “social network” (when the state sent pensioners here on free vouchers). In 2019, the sanatorium was finally closed, and did not work throughout the pandemic.
In 2021, Yerino, along with debts and unfinished lawsuits, bought Osnova Group of Companies.
“By the time we entered the project, it was in the most neglected state. With virtually no landscaping, outdated room stock and lost its potential in medicine and wellness. And from the very moment of purchase in the summer of 2021, we set ourselves the task of making the best resort and medical complex in Moscow with a category of at least 4 stars out of an outdated Soviet sanatorium, both morally and physically,” says Oleg Kolchenko, shareholder and managing partner of Osnova Group.
Having started the process of reconstruction of the “Soviet heritage”, the company quickly found out that it was unlikely to do without borrowed funds.
At first, we had to invest our own funds: at the first stage, in 2021, the developer landscaped the territory, updated 30% of the room stock, carried out modern engineering (ventilation, etc.) in the buildings “from scratch”.
The bowl of the 25-meter indoor swimming pool was reconstructed with a complete renovation of the finish, equipment was updated in the medical center of the sanatorium, fitness and SPA halls with a steam room and a hammam were opened.

In 2022, already with the help of credit funds, 2 summer outdoor swimming pools with sea water were built “from scratch” in Yerino(a rarity for both the metropolitan region and the Moscow region) and heated to +28-31 degrees: children and adults, both with automatic filtration system.

There is a sunbathing area with sun loungers by the pools, and a bar with drinks, snacks and ice cream is open.

In 2022, next to the indoor pool of the sanatorium, Finnish and Russian baths were launched, as well as another heated pool with a Jacuzzi, which works even in winter.

By the middle of 2024, the new owners of Yerino managed to completely reconstruct and renovate two buildings of the sanatorium-resort according to modern standards: the three-storey building “Krona” (area 3,401 sq. m., 44 rooms for 135 people) and the four-storey “Dubrava” (area 5,890 sq. m., 74 rooms for 253 people).

The former “Soviet sanatorium rooms with “grandmother’s beds have become modern rooms with designer finishes and comfortable balconies. The Dubrava building also has special rooms for living with pets.

A cozy library room with a summer veranda, a conference room for negotiations and a conference room with a projection screen, which is also used as a cinema room for guests, were opened in the Krona building.

Each building now has its own restaurant: the a’la carte restaurant “Oliva” with a summer veranda and a bar – in the “Crown” and the restaurant “Truffle” (Swedish line) – in the “Dubrava”.

Next to the new buildings, in 2024, another sixth swimming pool was opened in Yerino – an outdoor heated pool with an equipped area with sun loungers.

MEDICAL CENTER, BRINE BATHS AND “KRAYINSKAYA” MINERAL WATER
The medical center in “Yerino” (a separate building of the sanatorium-resort, connected by a passage with a swimming pool) has also been reconstructed according to modern standards. The renovation of the medical center is still ongoing.

There are two main “chips” in the center. The first is therapeutic baths with rapeseed, a natural saturated saline solution that comes directly from wells on the territory of the sanatorium, from a depth of 950 m.

The second is its own natural mineral water of the brands “Krayinskaya” and “скаяSkaya”, which enters the pump room of the sanatorium directly from wells on the territory of the sanatorium.
They are used mainly for the treatment of gastrointestinal diseases and are very close in mineral composition to the waters of Pyatigorsk.

Also, the Yerino medical center now has a diagnostic center, a salt room, there is a whole line of SPA programs and massages (11 types), a cosmetologist works.

WHAT WILL APPEAR IN YERINO IN 2024-2025
Now Osnova Group, also under a loan from DOM.RF, is preparing to carry out a complete reconstruction of the main building of the sanatorium, built in the 60s, in Yerino.

The plans include the construction of the fourth, largest and most spacious building on the territory of the sanatorium: the hopelessly dilapidated unfinished building of the 90s will be demolished and a modern building will be erected.
Now, according to Oleg Kolchenko from Osnova Group, the load of Erino is 78-80%. Weekends and holidays are especially in demand, and there are already reservations for New Year’s dates.
Thanks to the developed “beach and pool” infrastructure, not only elderly guests, but also tourists with children are actively coming here.

It is already possible to book a vacation in the new sanatorium “Erino”, including from such large tour operators for domestic tourism as “Multitour”, “Dolphin”, ALEAN.
You can relax on the weekend in September (2 nights, check-in on Friday, check-out on Sunday) with full board meals here from 24 thousand rubles for two.
This price also includes the use of a swimming pool, free consultation with a therapist, free guarded parking, access to a pump room with mineral water. Medical procedures can be booked on the website or ordered on the spot.
And a week with “full board” and similar services (without treatment) for children’s holidays in October (September 30 – October 6, 6 nights) will cost a family of 2 adults and 1 child 90 thousand rubles for three.
